Is there a quiet hour? (Can I blast music at 3am?) 

We follow City of Cohoes Noise Ordnance which is 6am – 9pm.

Is there designated visitors parking?

Clearly labeled outside of all of the buildings.  If visitors are staying over night they need to obtain a visitor’s pass from the Office in the event we need to move their car.  Guests must follow our snow emergency policy for the building.

What happens if it snows and I park my car outside?

If three inches or more of snow accumulates on the ground at any one time, all tenants with vehicles parked outside are required to move their vehicles to an area designated by Landlord until Landlord has cleared the lots around the building and indicates it is time to return.  Landlord is not responsible for shoveling out vehicles in a snow emergency.

I’m going out of town and one of my cars is parked outside.  Is that okay?

Tenant must notify Landlord if it will be away for more than seven (7) days, and provide Landlord with a set of keys to the vehicle so that it can be moved in case of an emergency.

I don’t have a storage unit just a parking spot – can I store items in my parking spot?

No – assigned parking is for vehicles only.

Can I paint my walls?

Yes, walls must be painted back to their original color before move-out or there will be a fee.

What are the pool hours?

What if I lock myself out of my apartment after hours?

Any Tenant who is locked out of his/her apartment after office hours, and requires the assistance of one of the maintenance staff to gain access, will be charged $30.00, in cash, which payment must be made before maintenance will permit entry back into the Apartment.

What can I store in my storage unit?

Tenant shall use the storage unit only for storage purposes.  All personal property must be stored within the unit. No outside storage is permitted, including on top of the storage unit.  Landlord will provide 48 hours written notice to Tenant to remove any outside storage, after which, Landlord may remove the items and Tenant will be billed for the expense of the removal. No explosive, hazardous or flammable materials, including but not limited to gasoline or propane, may be stored in the storage unit.  Nothing may be placed or applied to the storage unit exterior, including signs, banners, lettering, painting, awning, canopy, shutter, screen, and radio or television antenna. Tenant must provide their own lock Landlord is not responsible for any lost or stolen property.  Landlord and its agents shall have the right to enter the storage unit in the case of an emergency.

Do you offer short term leases?

Month to month, 3 month, 6 months, 1 year – premium rates apply to shorter term leases.

Are heat and utilities included?

Only in corporate apartments.  Residents are responsible to pay their monthly utilities – heat (gas) and electric

Are any apartments other than corporate rentals fully furnished?


Can you grill?

No. We provide charcoal grills on our properties though.

What is security like?

Surveillance cameras, secured building.

Are there outside lights?

Yes, in parking lots and on the building.

Are the 3 lofts connected? 

No – the old harmony mills complex at one point was entirely connected. Mill 3 – is the main building that holds the North and South Lofts (231 apartments).  These two building are entirely connected.  There is a Fitness Center, Business Center, Lounge, Indoor Pool & Spa located in this building.  There is also two fenced in dog runs and covered parking as well. Mill 1 & 4 are considered the West Lofts– they are not connected and are a short distance from one another.  Both buildings will have a fitness center and sauna located in them.  Covered parking is included as well. These buildings both have unique turbine viewing areas.  Mill 4 will have a gazebo as well. All residents within the Harmony Mills communities will have access to use each of the building’s amenities.
